Attached are a few graphs I produce at month’s end. Las Vegas listing inventory, supply of listings (how many months), home sales (closings) and a few more. Is the Las Vegas real estate market recovering?

I’m a bit confused by one of the graphs. “Weekly Closed Units ‐ Prior 30 Days”. The bottom dates are all 2007, the ending pointer says to Jul31 2008, and if I’m reading it right its saying that 11 out of 12 of the last weeks each had over 2000 closed sales? But the “Y‐T‐D Closings by Week” says we’re only at 14,000 closed total?
Any chance you could work some charts on Pendings vs. Sales. It seems like a large portions of pendings do not close right now.
Thanks.
